Homes only. For monthly rent, value = deposit + rent × 100; when that result is below KRW 50 million, rent × 70 is used instead. Rates follow the national upper-limit table, but local ordinances and negotiation apply.

Why estimate a real estate brokerage fee in advance?

When buying a home or signing a jeonse or wolse lease in Korea, it is easy to budget for the deposit and final payment but overlook the brokerage fee.

This calculator applies the upper-limit rate for the relevant transaction-value bracket so you can estimate the maximum fee before negotiating with the brokerage.

Key features

  • Automatically applies the upper-limit rate for a home sale or residential lease
  • Applies fixed caps for the relevant brackets, including KRW 250,000, KRW 800,000, and KRW 300,000
  • Converts rent using deposit + monthly rent × 100, then automatically uses the statutory ×70 exception when the first result is below KRW 50 million
  • Assigns exact thresholds such as KRW 50 million, 900 million, 1.2 billion, and 1.5 billion to the correct higher bracket
  • Shows both the estimated fee cap and a VAT-included reference amount
  • Lets you copy the result for comparison or a pre-contract discussion

How to use

  1. Select either a home sale or residential lease.
  2. For a sale, enter the sale price. For jeonse or wolse, enter the deposit and monthly rent as whole KRW amounts.
  3. Review the transaction value used, maximum rate, and estimated brokerage-fee cap.
  4. Select Copy result to save a note for your pre-contract discussion.

Example: A KRW 10 million deposit plus KRW 500,000 monthly rent produces KRW 60 million using ×100, so the transaction value remains KRW 60 million. With no deposit, KRW 500,000 rent produces exactly KRW 50 million and still uses ×100. KRW 400,000 rent produces KRW 40 million with ×100, so the ×70 exception applies and the transaction value becomes KRW 28 million.

Calculation basis and limitations

  • The calculator follows Korea’s national upper-limit table for residential brokerage fees under Article 20 and Appendix 1 of the Enforcement Rule of the Licensed Real Estate Agents Act.
  • The result is the reference maximum that one client side may pay. The actual fee is negotiated within the applicable city or provincial ordinance.
  • Residential officetels, land, commercial properties, and other non-housing transactions use different rules and are not covered.
  • The VAT-included figure simply adds 10% as a general-taxpayer reference. Check the brokerage’s tax status and documentation.

FAQ

Why can the result differ from the fee I actually pay?

This calculator shows the statutory upper limit. The actual brokerage fee is negotiated within that limit.

Can I calculate a monthly-rent contract?

Yes. Enter the deposit and monthly rent separately, and the calculator automatically applies ×100 or the ×70 exception when the first result is below KRW 50 million.

Do I always have to pay VAT?

It depends on the brokerage’s tax status and the contract, so treat the VAT-included result as a reference only.

Which rate bracket applies to a sale at exactly KRW 900 million?

The calculator applies the 0.5% upper-limit bracket for sales of KRW 900 million or more. Exact thresholds at KRW 1.2 billion and 1.5 billion likewise enter their respective higher brackets.
